Hawthorn carries some of the most extensive heritage protection in Melbourne’s inner east. The Grace Park precinct off Manningtree Road is one of the city’s most intact Edwardian streetscapes, and heritage overlays also cover long stretches of Glenferrie and Burwood Roads and the quiet Victorian streets around Power Street and Barkers Road. If your home is heritage-listed or a contributory property and you’re changing its exterior colour scheme, the City of Boroondara may require planning approval first. We’ve worked inside these overlays for years and will help you confirm whether a permit is needed before we quote, not after the scaffold is up.
The Victorian, Edwardian and Federation homes that define Hawthorn were almost all painted with lead-based product at some point before 1970. It hides under newer coats on weatherboards, window frames, eaves and interior trim. We treat every older Hawthorn home as lead-present until testing says otherwise: surface testing, wet-sanding with dust containment, HEPA clean-down and correct disposal. We never dry-sand old paint, because that is exactly what drives lead dust into carpets, soil and your family’s air.
