What Changes the Price of a Port Melbourne Painting Quote

There’s no flat rate for painting in Port Melbourne: a single-fronted cottage off Bay Street and a three-level render townhouse by the water are entirely different jobs. Three variables do the real work on price, and our paint cost calculator can sketch the figure before we ever visit.

01

Surface area & number of coats

Scope drives the price first. A double-fronted Victorian terrace on Rouse Street holds high ceilings, deep skirtings and arched hallways; a warehouse conversion is mostly tall open volume; a two-bedroom cottage is a tighter, faster interior repaint. We quote the surface that actually gets painted, not the floor plan.

02

Prep work required

Condition is next, and this close to the water, preparation is most of the job. Wind straight off Hobsons Bay strips the sheen from front-line paintwork years early, older cottages and terraces need lead-safe methods, and Beacon Cove’s 1990s render is now deep into its first repaint cycle. On an exterior repaint, stripping failed coatings and re-priming bare render or timber is often the biggest line on the quote, and the one that decides how many summers the finish survives.

03

Paint product specified

Your paint selection shifts the total as well: Haymes Ultra-Premium costs more than Dulux Wash & Wear, and bay-facing Port Melbourne elevations are specced with Wattyl Solagard. The products named on the quote are the products we open on site.

04

Access & height

Access is the third lever. Three-level townhouses on the waterfront call for an elevated platform, and strata buildings need the owners corporation’s approval before an apartment repaint can start; a cottage sitting hard on the front boundary needs careful footpath protection, and shopfronts on the village strip trade around opening hours. We price the setup before we begin, so nothing changes later.

From start to finish, from booking to project complete, Newline did an awsome job. Selling a property is stressful enough and they certainly took the worry out of presenting the property in top condition. Not only the painting, but small cracks or a loose piece of skirting was instantly fixed. Couldn't believe it was the same property when they had finished. 6 stars if I could.

Thank you for the great job painting our house in Camberwell for sale before Christmas! Really appreciate the work your team did expertly for our bathroom, living room, bedrooms and the external house walls. Your team was efficient and friendly. We are very happy as it added at least $200,000 to the final house sale price.

I had a great experience with the Newline painting team. They offered a competitive price to repaint the interior of my apartment and were able to accommodate my tight timeline (they started 1 day after the quote was given) and still delivered high-quality work. Communication was smooth and professional from start to finish. I’m really happy with the result and wouldn’t hesitate to recommend them.

All Newline Painting staff, Edward and his team were phenomenal. We needed to wait for another contractor to finish before starting the painting of the front facade of our house and despite a moving timeline, the NP team were quick to respond, courteous and were ready as soon as we were. The painting job is fantastic - the painters' attention to detail, thoroughness and efficiency was second to none. I'm very glad we went with NP as they're solution oriented and easy to work with. We'll definitely be hiring them again soon.

Ed and his team at Newline Painting did an outstanding job on repainting the interior of my home in South Melbourne! They were swift, tidy and professional throughout the entire project —5 stars wouldn’t be enough to rate their work. They weren't the cheapest quote we got but they definitely kept their promise on timeline, professionalism and their quality of work. Keep up the great work, guys! Highly recommend Newline Painting!

Local Know-How

What We Know About Painting in Port Melbourne

Station Pier, Port Melbourne · Donaldytong, CC BY-SA 3.0 / Wikimedia

How Port Phillip heritage overlays affect a repaint

City of Port Phillip overlays sit across much of old Port Melbourne: the workers’ cottage and terrace precincts around Rouse, Ross and Graham Streets, the Bay Street streetscape and the interwar Garden City estate, whose Bank House weatherboards are protected as a group. Repainting itself is rarely the problem; council approval generally only enters the picture when a contributory facade changes colour scheme. Before the quote is finalised, we sit the overlay map next to your plans and confirm what applies.

Lead-safe work on cottages, terraces and interwar homes

Port Melbourne’s housing runs from pre-1900 port workers’ cottages through Victorian terraces to Garden City’s interwar estate, and nearly all of it hides lead-based paint under the later coats. Testing comes first, then containment: wet-sanding behind sheeting, HEPA vacuums for the clean-down, and waste disposed of by the book. Dry-sanding old paintwork, the shortcut that sends lead dust through a house, is never on the table.

Marine exposure: what the bay does to front-line paintwork

Port Melbourne is genuinely on the water, and the wind that funnels in past Station Pier and Princes Pier carries salt well up the beachfront streets. Front-line render and timber weather on a shorter cycle here, so we specify marine-grade preparation and premium exterior systems, Wattyl Solagard or Dulux Weathershield on exposed elevations, and we tell you honestly which faces of the building earn them and which don’t.

Beacon Cove render and warehouse conversions

Two jobs define modern Port Melbourne. Beacon Cove’s master-planned townhouses are approaching thirty years old, and their acrylic render now needs staged recoating at estate scale: quotes drafted so a committee can sign off, certificates of currency attached, and staging that respects residents’ access. Inside the suburb’s converted industrial buildings, we paint tall volumes, exposed trusses and original brick reveals without losing the character that made the conversion worth buying.

Frequently Asked Questions

Do you service Port Melbourne?
Yes. Newline Painting services Port Melbourne (3207) and the wider City of Port Phillip, within our roughly 30km Melbourne coverage. Call 1300 044 206 to confirm availability for your street.
Do you paint Beacon Cove townhouses?
Yes. Beacon Cove’s 1990s render townhouses are now deep into their first repaint cycle, and we take them on at single-home or whole-building scale, with quotes written for committee sign-off and staging the owners corporation can approve.
How does being on the bay affect an exterior repaint in Port Melbourne?
Marine exposure shortens coating life on front-line elevations. Wind off Hobsons Bay carries salt past the piers and up the beachfront streets, so exposed render and timber need marine-grade preparation and premium systems such as Wattyl Solagard. We specify for that exposure as standard.
Do you paint Port Melbourne’s workers’ cottages and Victorian terraces?
Yes. The cottage and terrace streets around Rouse, Ross and Graham Streets are core work for us: arched hallways, deep skirtings, timber sashes and tuckpointed or rendered facades, painted with the right preparation for their age.
Do you handle lead paint in older Port Melbourne homes?
Yes. Pre-1900 cottages through to Garden City’s interwar homes almost all hide lead-based paint under later coats. Testing comes first, then containment: wet-sanding behind sheeting, HEPA clean-down and disposal by the book. We never dry-sand old paintwork.
My home is in a heritage overlay. Can I still repaint it?
Yes. Port Phillip overlays cover the cottage and terrace precincts, Bay Street and the Garden City estate, but repainting itself is rarely the problem. Approval generally only matters if a contributory facade changes colour scheme. We check the overlay with you first.
Can you paint converted warehouse interiors?
Yes. Port Melbourne’s industrial conversions are a specialty: tall volumes, exposed trusses, steel windows and original brick reveals, with access equipment for high ceilings and finishes that keep the industrial character intact.
Do you offer pre-sale painting in Port Melbourne?
Yes. We schedule pre-sale repaints backwards from your campaign, photography first, then auction and settlement, so a cottage, conversion or townhouse hits the market looking its sharpest.
Do you provide a workmanship guarantee?
Yes. Workmanship on every Port Melbourne job is guaranteed in writing for seven years, and each crew is covered by $20 million in public liability insurance.
Who do I contact for a Port Melbourne painting quote?
Use the online quote tool or call 1300 044 206. For bay-facing exteriors and period homes we recommend an onsite inspection for an exact figure, and dates are locked in as soon as you approve.
