I have worked with Phi and his team at Newline Painting on several of my projects, and I have always been impressed with the quality of their work.
They specialise in high-quality finishes, and their attention to detail really shows in the final result. The team is professional, reliable and takes the time to make sure every project is completed to the client’s satisfaction.

As a designer, I know how important the finishing touches are, and Newline Painting consistently delivers.
I would definitely recommend Phi and the Newline Painting team to anyone looking to refresh or transform their space with a beautiful new coat of paint.

An exceptional result of my kitchen cabinets, which had difficult grooves and patterns to begin with. They knocked it out of the park and now my kitchen looks new and fresh without having to replace the cabinets.
The whole process was excellent. From first contact, to quote, to price, to organising a date and time, and the paint job. You can tell these guys care about their work and their customers. Will definitely use again!
Phi and all his painters are skilled, caring and do an amazing job. I rely heavily on their expertise which is an enormous help in my business when recommending to all my clients. Confidence all the way !

From start to finish, from booking to project complete, Newline did an awsome job. Selling a property is stressful enough and they certainly took the worry out of presenting the property in top condition. Not only the painting, but small cracks or a loose piece of skirting was instantly fixed. Couldn't believe it was the same property when they had finished. 6 stars if I could.

Thank you for the great job painting our house in Camberwell for sale before Christmas! Really appreciate the work your team did expertly for our bathroom, living room, bedrooms and the external house walls. Your team was efficient and friendly. We are very happy as it added at least $200,000 to the final house sale price.

I had a great experience with the Newline painting team. They offered a competitive price to repaint the interior of my apartment and were able to accommodate my tight timeline (they started 1 day after the quote was given) and still delivered high-quality work. Communication was smooth and professional from start to finish. I’m really happy with the result and wouldn’t hesitate to recommend them.

All Newline Painting staff, Edward and his team were phenomenal. We needed to wait for another contractor to finish before starting the painting of the front facade of our house and despite a moving timeline, the NP team were quick to respond, courteous and were ready as soon as we were. The painting job is fantastic - the painters' attention to detail, thoroughness and efficiency was second to none. I'm very glad we went with NP as they're solution oriented and easy to work with. We'll definitely be hiring them again soon.

Ed and his team at Newline Painting did an outstanding job on repainting the interior of my home in South Melbourne! They were swift, tidy and professional throughout the entire project —5 stars wouldn’t be enough to rate their work. They weren't the cheapest quote we got but they definitely kept their promise on timeline, professionalism and their quality of work. Keep up the great work, guys! Highly recommend Newline Painting!

Pricing transparency

What Changes the Price of a Brighton Painting Quote

Painting a house in Brighton typically costs between A$4,000 and A$20,000 or more, depending on the size and condition of the home. As a per-square-metre guide, standard interior work runs about A$20 to A$30, detailed work with heavy trim rises to A$60 to A$100, and exterior repainting sits around A$15 to A$60. Brighton tends toward the upper end, because the period homes here carry more trim, taller walls and more preparation than a modern build. Four things do most of the work on your quote, and our painting cost guide works through three examples in detail.

Surface area & number of coats

No two Brighton quotes look alike. A rendered contemporary build near the beach and a double-storey Victorian in the heritage streets are entirely different undertakings. Three things move the number more than anything else, and our paint cost calculator will give you a ballpark in minutes.

Prep work required

The first driver is sheer scale. Brighton homes run big: a full Victorian with twelve-foot ceilings, deep cornices and original joinery off Male Street is a long, detailed interior repaint, while a new build carries huge uninterrupted runs of render and cladding. We measure the surfaces actually being painted (walls, ceilings, trims, facades), and the quote reflects exactly that.

Paint product specified

Condition is next, and on the beach side of Brighton it dominates. Homes fronting the Esplanade take salt spray and hard afternoon sun straight off Port Phillip Bay, so standard acrylics fail years earlier than they would three streets back. An exterior repaint here starts with stripping failed film, treating corrosion-stained render and priming for marine exposure. Add lead-safe handling on pre-1970 homes and preparation can be half the job.

Access & height

Paint choice moves the number too: Dulux Wash & Wear sits below Haymes Ultra-Premium, and for Brighton’s salt-exposed beachfront elevations we specify Wattyl Solagard or Dulux Weathershield. The paint named on your Brighton quote is the paint that goes on the wall, no substitutions.

What that means for your place

A worked example for a Brighton home

Rate bands are only useful once you put them against a real house. Take a large family home in Brighton, wide eaves, timber trim and multiple elevations.

380m²

of paintable exterior surface, which is the number that actually drives the quote, not the floor area.

A$15–60

per square metre for exterior work, depending on substrate and access.

A$5,700–22,800

indicative range for that house across two coats, before prep condition and access are assessed.

That is a planning figure, not a quote. Preparation condition, colour change, ceiling height and access move it, which is why we measure on site and give you one itemised written price rather than a rate.

Why choose us

Why Request a Quote from Newline Painting?

Newline Painting has painted Melbourne homes for more than ten years, carries $20M public liability cover, and won both the ASBA Small Business Champion award and a Master Painters Australia Award for Excellence in 2025.

7-Year Warranty

A written 7-year workmanship warranty on every surface, so the finish on a bay-exposed facade is still holding its colour long after cheaper work has chalked.

$20M Insurance

$20 million public liability cover, certificates supplied before we start: the paperwork a Brighton owners corporation or builder expects without having to ask.

Reliable Scheduling

A start date you can plan around, put in writing, with exterior stages timed to coastal weather windows so every coat cures properly rather than racing fronts off the bay.

Rated 4.8 by our customers

In Bayside a paint finish gets judged against some of Melbourne's best-kept houses, which is the standard we quote to.

Heritage overlays run right through Brighton

City of Bayside heritage overlays cover much of Brighton’s Victorian and Edwardian fabric: the precincts between St Andrews Street and the Esplanade, streets around Middle Brighton and individually significant homes across the suburb. Even the Dendy Street Beach bathing boxes are heritage-controlled, down to their colour schemes. If your exterior is contributory and the colours are changing, check whether a permit applies; we read the overlay with you before quoting.

Lead paint is standard in pre-1970 Brighton homes

Brighton’s Victorian, Edwardian and interwar homes were almost all coated with lead-based paint at some point before 1970. We treat every pre-1970 surface as lead until tested: contained wet-sanding, drop-sheet capture, HEPA clean-up and correct disposal, never dry-sanding that drifts lead dust through a family home or across the garden.

Marine exposure on the Brighton beachfront

Brighton is true beachfront, and the paint knows it. Front-line homes along the Esplanade and the streets behind it take salt spray, corrosive sea air and unbroken westerly sun, so coatings chalk, fade and let go years earlier than inland. We specify marine-grade systems, Dulux Weathershield or Wattyl Solagard on exposed render and weatherboard, seal rust staining properly, and are upfront that bay-facing elevations run a shorter repaint cycle than the sheltered sides of the same house.

Contemporary builds and designer colour schedules

Brighton’s knockdown-rebuilds bring a different discipline: vast unbroken render and cladding planes that show every flaw, crisp shadow-line detailing, and architect-specified colour schedules that must be matched exactly. We finish large surfaces dead flat, mask hard lines cleanly and apply precisely what the schedule names, and for period homes we match heritage palettes with the same rigour.

How it works

How to Book Your Brighton Painting Service

1

Get a free quote for your home

Request a free quote online or call us. You get scope, timing and a fixed itemised price in writing, and for larger Brighton homes we inspect on site before the number is set.

2

Our painters get to work

Preparation and coatings are chosen for your home’s construction and how hard the bay works it. Surfaces are stripped and primed properly, lines cut cleanly, and floors, furniture and gardens stay protected.

3

Walkthrough and 7-year warranty

The job ends with a walkthrough, not an invoice. You inspect every surface with us, anything not right is corrected before we go, and the 7-year written warranty then stands behind the finish.

Your local Brighton painting team

Meet the Newline Painting team

The Newline team that quotes your Brighton job is the team on site every day after, never a rotating cast of subcontractors. They know the City of Bayside’s streets well: grand Victorians around Were Street, renovated Edwardians behind the Bay Street village, and the rendered contemporary builds replacing them closer to the water. Trade-qualified, background-checked and discreet, with a written 7-year warranty on the finish. Meet the full team →

Frequently asked questions

Brighton painting, answered

Do you service Brighton?
Yes. Newline Painting services Brighton (3186) and the wider City of Bayside, within our roughly 30km Melbourne coverage. Call 1300 044 206 to confirm availability for your street.
Can you paint homes facing the beach in Brighton?
Yes. Beachfront work is a specialty. Homes along the Esplanade and the streets behind it take salt spray and hard westerly sun, so we strip failed coatings back properly and specify coastal-grade products, Wattyl Solagard or Dulux Weathershield, rather than standard acrylics.
How often does a bay-facing Brighton exterior need repainting?
Sooner than an inland one. Salt and UV off Port Phillip Bay shorten coating life on front-line elevations, and even premium systems cycle faster there than on sheltered sides. We specify for the exposure and tell you honestly what to expect from each elevation.
My Brighton home is in a heritage overlay. Can I repaint it?
Yes. Heritage overlays cover much of Brighton’s Victorian and Edwardian fabric, but repainting is usually straightforward: a City of Bayside permit usually only matters if a contributory building’s colour scheme is changing. We check the overlay with you before any colour change is quoted.
Do you handle lead paint in Brighton’s period homes?
Yes, and we plan for it by default. A Brighton home built before 1970 almost certainly has lead paint buried in its coating history, so pre-1970 surfaces are treated as lead until tested, with contained wet-sanding, drop-sheet capture, HEPA clean-up and correct disposal.
Do you paint new contemporary builds in Brighton?
Yes. Knockdown-rebuilds are a large part of our Brighton work: vast render and cladding planes finished dead flat, crisp shadow-line detail, and architect colour schedules matched exactly as specified.
Can you match an architect’s or designer’s colour schedule?
Yes. We work from the written schedule, apply exactly the products and colours it names, and flag any substitution before it happens, never after. Free colour consultation is also available for eligible projects.
Do you offer pre-sale painting in Brighton?
Yes. Pre-sale work runs backwards from your campaign calendar: painted, cleaned and photo-ready before the shoot, with opens and settlement never at risk. We work quietly around family life.
Do you provide a workmanship guarantee?
Yes. Every Brighton job is backed by a written 7-year workmanship warranty, and every crew is covered by $20 million public liability insurance, with the certificate issued ahead of day one.
How quickly can I get a quote for a Brighton repaint?
You can get an instant quote online in a couple of minutes, or call 1300 044 206. For a beachfront exterior or a large period home we recommend an onsite inspection for the sharpest figure, then we fix your start date in writing.
