I have worked with Phi and his team at Newline Painting on several of my projects, and I have always been impressed with the quality of their work.
They specialise in high-quality finishes, and their attention to detail really shows in the final result. The team is professional, reliable and takes the time to make sure every project is completed to the client’s satisfaction.

As a designer, I know how important the finishing touches are, and Newline Painting consistently delivers.
I would definitely recommend Phi and the Newline Painting team to anyone looking to refresh or transform their space with a beautiful new coat of paint.

An exceptional result of my kitchen cabinets, which had difficult grooves and patterns to begin with. They knocked it out of the park and now my kitchen looks new and fresh without having to replace the cabinets.
The whole process was excellent. From first contact, to quote, to price, to organising a date and time, and the paint job. You can tell these guys care about their work and their customers. Will definitely use again!
Phi and all his painters are skilled, caring and do an amazing job. I rely heavily on their expertise which is an enormous help in my business when recommending to all my clients. Confidence all the way !

From start to finish, from booking to project complete, Newline did an awsome job. Selling a property is stressful enough and they certainly took the worry out of presenting the property in top condition. Not only the painting, but small cracks or a loose piece of skirting was instantly fixed. Couldn't believe it was the same property when they had finished. 6 stars if I could.

Thank you for the great job painting our house in Camberwell for sale before Christmas! Really appreciate the work your team did expertly for our bathroom, living room, bedrooms and the external house walls. Your team was efficient and friendly. We are very happy as it added at least $200,000 to the final house sale price.

I had a great experience with the Newline painting team. They offered a competitive price to repaint the interior of my apartment and were able to accommodate my tight timeline (they started 1 day after the quote was given) and still delivered high-quality work. Communication was smooth and professional from start to finish. I’m really happy with the result and wouldn’t hesitate to recommend them.

All Newline Painting staff, Edward and his team were phenomenal. We needed to wait for another contractor to finish before starting the painting of the front facade of our house and despite a moving timeline, the NP team were quick to respond, courteous and were ready as soon as we were. The painting job is fantastic - the painters' attention to detail, thoroughness and efficiency was second to none. I'm very glad we went with NP as they're solution oriented and easy to work with. We'll definitely be hiring them again soon.

Ed and his team at Newline Painting did an outstanding job on repainting the interior of my home in South Melbourne! They were swift, tidy and professional throughout the entire project —5 stars wouldn’t be enough to rate their work. They weren't the cheapest quote we got but they definitely kept their promise on timeline, professionalism and their quality of work. Keep up the great work, guys! Highly recommend Newline Painting!

How it works

How to Book Your Clayton Painting Service

1

Get a free quote for your home

Send the details online or phone them through: which rooms, which surfaces, and the vacate or lease dates if tenants are involved. An itemised written quote comes back fast, nothing owed until you approve.

2

Our painters get to work

The same trade-qualified crew stays from first sanding to final coat: surfaces prepped to suit their era, floors and fittings sheeted, premium paint laid down clean, rooms handed back ready to use.

3

Walkthrough and 7-year warranty

Sign-off happens in person: we walk every room together, fix anything you flag before the van is packed, and leave the seven-year workmanship guarantee with you in writing.

Why choose us

Why Request a Quote from Newline Painting?

Newline Painting has painted Melbourne homes for more than ten years, carries $20M public liability cover, and won both the ASBA Small Business Champion award and a Master Painters Australia Award for Excellence in 2025.

7-Year Warranty

Written workmanship cover that runs seven years on everything we coat, and stays with the property: identical protection for the home you live in and the unit your tenants do.

$20M Insurance

$20 million public liability, certificate in the file before day one: paperwork your body corporate or managing agent can tick without a follow-up email.

Reliable Scheduling

The start date lands in writing, and the plan bends around Clayton realities: lease changeovers, open-for-inspections, quiet hours near the hospital, and tenants who need proper notice.

Rated 4.8 by our customers

In Monash a paint finish gets judged against some of Melbourne's best-kept houses, which is the standard we quote to.

Pricing transparency

What Changes the Price of a Clayton Painting Quote

Painting a house in Clayton typically costs between A$4,000 and A$20,000 or more, depending on the size and condition of the home. As a per-square-metre guide, standard interior work runs about A$20 to A$30, detailed work with heavy trim rises to A$60 to A$100, and exterior repainting sits around A$15 to A$60. Clayton tends toward the upper end, because the period homes here carry more trim, taller walls and more preparation than a modern build. Four things do most of the work on your quote, and our painting cost guide works through three examples in detail.

Surface area & number of coats

Clayton pricing follows what the property is doing. A two-bedroom unit being turned around between tenancies is priced and scheduled on a different logic to a full refresh of a 1950s family home that has never left the family. Three drivers set the figure, and our painting cost calculator puts rough numbers on yours before anyone visits.

Prep work required

Total surface decides the starting figure. Clayton runs from compact two-bedroom units and townhouses to double-fronted originals on full blocks, and the wall area varies just as widely. A full interior repaint across a family home asks far more of a crew than a between-tenancy freshen-up of a unit, and each quote itemises exactly which rooms and surfaces are in.

Paint product specified

Surface state sets the hours. Clayton’s 1950s and 60s originals need lead-safe preparation, cracked hard plaster made good and timber fascias brought back before colour goes anywhere. Rentals bring their own list: scuffed corridors, picture-hook holes and kitchens that have cooked for a decade of tenants. On an exterior repaint, most of the hours go into surfaces you never see again once the topcoat is on, and that hidden work is what earns the seven-year cover.

Access & height

Paint selection shifts the number: Dulux Wash & Wear anchors the affordable end, Haymes Ultra-Premium the top shelf, and where hard western sun hammers weatherboard and render we specify Wattyl Solagard. What the quote lists is what goes on, never a swap.

What that means for your place

A worked example for a Clayton home

Rate bands are only useful once you put them against a real house. Take a brick veneer home or unit block in Clayton, compact rooms and painted trim throughout.

175m²

of paintable interior surface, which is the number that actually drives the quote, not the floor area.

A$20–30

per square metre for standard interior work.

A$3,500–5,250

indicative range for that house across two coats, before prep condition and access are assessed.

That is a planning figure, not a quote. Preparation condition, colour change, ceiling height and access move it, which is why we measure on site and give you one itemised written price rather than a rate.

Local knowledge

What we know about painting in Clayton

Office interior on Wellington Road, Clayton
Office interior on Wellington Road, Clayton · Wellington Road, Clayton

Repainting permits are rarely a question in Clayton

The City of Monash applies very few heritage controls in Clayton, so on nearly every street an owner or landlord can repaint inside and out in any scheme without council approval. That freedom matters here, because so much Clayton work is investors refreshing a unit or an original veneer before a new lease or a sale. Where a property does sit close to one of the suburb’s scattered heritage places, we check the overlay map while quoting, so approvals never ambush the start date.

Lead paint lives in Clayton’s originals, not its infill

Clayton’s first wave of housing dates to the 1950s and 60s, and under the later coats on those brick veneer and weatherboard originals sits lead paint more often than not. We assume lead on anything painted before 1970 until a test says otherwise: sanding stays wet and contained, debris lands on sheeting and leaves as controlled waste, and a HEPA vacuum does the final pass. The townhouses and units added since the 1980s never saw lead paint, so turnover repaints there skip the cost of protocols they do not need.

The between-tenancy repaint is Clayton’s signature job

With Monash University and the Monash Medical Centre anchoring thousands of student and staff tenancies, more Clayton repaints happen in a vacancy window than in any other week of a property’s life. We run these to the calendar: scope confirmed from the exit report, crew booked to the vacate date, walls back to clean neutral before the photographer arrives for the next listing. Property managers get one contact, tenants get proper notice, and owners get an invoice their agency can process without chasing.

Unit blocks and strata around the university and hospital

Clayton’s walk-up unit blocks, student apartment buildings and townhouse rows put strata rules around much of the suburb’s painting. We shape the paperwork for strata committees, include the insurance evidence up front, and stage stairwells, entries and shared driveways so residents keep moving while the coats cure. Around the medical precinct that includes working to shift patterns, with quiet hours and access windows agreed before the crew arrives.

Frequently asked questions

Clayton painting, answered

Do you service Clayton?
Yes. Newline Painting services Clayton (3168) and the wider City of Monash, with completed jobs on Blackburn Road and Wellington Road in Clayton itself. Call 1300 044 206 to confirm availability for your street.
What painting services can I book in Clayton?
Interior and exterior house painting, between-tenancy rental repaints, unit block and townhouse painting, strata common areas, pre-sale and pre-lease refreshes, feature walls and colour help, along with fence, deck and epoxy floor coatings.
Can you repaint a rental between tenants?
Yes. The between-tenancy repaint is the most common job we run in Clayton. The scope comes off the exit report, the crew is booked to the vacate date, and the walls are fresh and neutral before the listing shoot, so the property loses as few rent days as possible.
Can you deal directly with my property manager?
Yes. Property managers across the Monash corridor hand us keys, tenant notice requirements and access windows, and we hand back finished rooms, handover photos and an invoice the agency can process without chasing the owner.
Should I worry about lead paint in Clayton?
Only in the originals. The 1950s and 60s veneer and weatherboard homes usually have lead somewhere under the surface, so anything painted before 1970 gets tested and, until cleared, worked wet and contained. Units and townhouses from the 1980s onward have no lead era to worry about, and their quotes never include it.
Will repainting in Clayton need a council permit?
Almost never. The City of Monash applies few heritage controls in Clayton, so on nearly every street you can choose whatever colours you like without a permit, house, unit or shopfront. If a property sits close to one of the suburb’s scattered heritage places, we confirm the overlay position while quoting.
Do you paint unit blocks and student apartments near Monash University?
Yes. Walk-up blocks, student apartment buildings and townhouse commons around the university and the Monash Medical Centre are routine work: paperwork shaped for strata committees, insurance evidence included, and stairwells staged so residents keep moving.
Have you completed painting jobs in Clayton itself?
Yes. Recent Clayton projects include a full commercial repaint off Blackburn Road in 2024, documented across a 28-photo set of interior and exterior surfaces, and an interior repaint on Wellington Road handed over in 2026. Both appear in the projects section on this page.
Do you offer a workmanship guarantee in Clayton?
Yes. Every Clayton job carries our seven-year written warranty on workmanship, rentals and owner-occupied homes alike. Crews are background-checked, insurance runs to $20 million public liability, and the certificate can land with your quote.
How do I get a quote and book a start date in Clayton?
Get an instant quote online or call 1300 044 206. The written quote sets out scope, products, dates and a single fixed figure. For tenanted properties, send the vacate and lease-start dates with the request and we will build the schedule around them.
